Bi-weekly reports are made available to you, including an itemized list of our inspection and of the work we’ve scheduled & completed. Coastal REO offers the following Property Inspection Services for your Myrtle Beach, South Carolina assets:

Property Inspection
A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description and no interior access. The inspection can be performed at the frequency requested by the Client.

Bankruptcy Property Inspection
A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description, no interior access, and no contact made with the mortgagor, property occupant, or third parties.

Monthly Interior Inspections on Vacant and Secure Properties
CRS provides the option of ordering interior monthly inspections on vacant and lock box-secured properties to allow compliance with the accepted interpretation of the Investor/Insurer guidelines for interior inspections. We will provide information based on a visual “walk-through” inspection only and will not include any comprehensive testing or certification of the property condition. The main emphasis and purpose of the interior inspection is to alert the client to any visible damages or situations that, if not addressed immediately, could lead to damages or the issuance of a citation by the city.

One, Two, & Three Contact Attempt Inspection
Contact inspections are generally ordered by mortgage servicers and lenders when contact must be attempted with the borrower. Up to three attempts are made to contact the mortgagor during a visual exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines with a property description and no interior access. A message will be provided to the mortgagor to contact the Client’s facility at a specified phone number and extension.

Deed in Lieu of Foreclosure Inspection
Upon request, Coastal REO will meet with the mortgagor to review the terms and conditions of the deed in lieu title transfer. On the transfer date, CRS will again send an inspector to meet the mortgagor at the property to verify the property condition, including whether appliances remain at the property, utilities have been maintained, all debris removed, etc. and the notation of any property damages. While at the property, the inspector can immediately secure/winterize the property and provide photo documentation to support the condition of the property. Any items needed to place the property in convey/marketable condition will be reported and a bid submitted to the Client.

Mobile/Manufactured Home Inspections
Coastal REO will flag a mobile/manufactured home at the time of the initial inspection. From that point forward, we will attempt to identify the VIN number and HUD tag, report if the property is affixed to the ground, and provide a property description on all inspections. No interior access is available unless the property is vacant and non-secure.

Field Inspection to Verify Occupancy
Coastal REO will perform a contact inspection for occupancy with no interior access and two attempts to verify the names of the property occupants. We will check with neighbors, review the name on the utility account, and check local phone books for listings if contact is not made with the occupant. These services can be utilized for eviction proceedings or quality control on origination.

Fannie Mae Form 30 Property Inspection
For Federal National Mortgage Association (Fannie Mae) loans, as designated by the Client, CRS will visually inspect the property in accordance with the current inspection requirements of Fannie Mae. Photographs may be provided with the inspection result if required by the applicable regulations.

Sale Date Inspections
Coastal REO will perform a contact inspection for occupancy performed on the foreclosure sale date as provided by the Client. We will check with neighbors, review the name on the utility account, and check local phone books for listings if contact is not made with the occupant. Communication with third parties is limited to inquiring about the name of the property occupant.

Loss Draft Inspection
Coastal REO will perform an inspection for a residential property subject to hazard or casualty insurance claims or where repairs and/or rehabilitation work is being performed. The contractor will determine (1) the extend of any damage to the property; or (2) the extent, nature, and quality of repairs made to such property, and interview the occupant to determine satisfaction with such repairs. The inspection of all restoration work will be according to the scope of work to determine the percentage of work completed.

Presidential FEMA Inspection
Coastal REO will perform a visual, exterior inspection to determine whether the property has sustained visible damage due to a Presidential-declared disaster. These can be performed on both occupied and vacant, current and delinquent properties.
